What Our Pool & Spa Inspection Includes

Pool & Spa Structure
 

We visually inspect accessible areas of the pool and spa for signs of damage, deterioration, or other concerns. This may include:

• Pool surfaces, plaster, fiberglass, or vinyl liner
• Tile and grout
• Steps and benches
• Skimmers, returns, and visible fittings
• Visible cracks, staining, deterioration, or damage
• Coping and accessible areas around the pool edge

Equipment & Operation
 

We operate and visually inspect accessible pool and spa equipment to check basic functionality and identify visible concerns.

This may include:

• Pumps
• Filters
• Heaters, when present
• Valves and visible plumbing
• Automation and controls
• Skimmers and circulation
• Visible equipment leaks
• Unusual noises or operating conditions

Our goal is to determine whether major components are operating as expected at the time of the inspection and identify conditions that may require additional evaluation.

Safety & General Condition 
 

We also document readily visible conditions around the pool and spa that may affect safe use, including:

• Ladders and handrails
• Visible drain covers
• Pool lights
• Decking and coping
• Accessible barriers and gates
• Other readily visible concerns around the pool area

Leak Point Pool & Spa does not perform engineering or code-compliance inspections. If we observe something outside the scope of our inspection, further evaluation by an appropriate qualified professional may be recommended.

Water & Pool Condition
 

We look for visible conditions that may indicate maintenance or water-quality concerns, including:

• Cloudy or discolored water
• Staining or scaling
• Algae
• Unusual water levels

Using specialized Leakalyzer water-loss testing equipment, we can measure water loss and help determine whether the pool is experiencing measurable water loss beyond expected evaporation.

 

This can be especially valuable during a real estate transaction, when a buyer may have limited information about the pool’s history or previous water loss.

 

Leak Confirmation is available as an optional add-on to your inspection.

 

Leak Confirmation determines whether measurable water loss is occurring. It does not locate the source of a leak. If abnormal water loss is confirmed, a comprehensive leak detection service may be recommended.
